Key Objectives of the Role

Our Adelaide Residence Manager is responsible and accountable for a 725-bed property recently opened in May 2022. This position is an operational role leading our residence-based team to drive forward positive and memorable experiences for our students, delivering on our brand pillars and pledges and financial goals.

Leading the residence team, the Residence Manager will ensure their assigned portfolio are safe and secure, and meet the established operational, financial and business-related targets. They will take overall responsibility for the assets in championing and executing strategies relating to property management operations, implementing agreed policies, procedures and practices whilst also actively driving improvement and operational excellence.
The Residence Manager will actively monitor competitors and advise marketing of the latest market information and make recommendations based on feedback collected from students and staff on the ground.

Responsibilities:

Key Responsibilities

Property Management
 •  Manage and monitor appropriate health and safety compliance in the properties, promoting a risk-free environment; drive a positive health and safety culture.
 •  Drive the use of the company Facilities Management and Compliance Legislative systems and ensure the residences are 100% compliant and maintained to a high standard.
 •  Manage and monitor 3^rd party service providers, and instigate renewal negotiation as required, manage reactive and planned maintenance; cleaners and any minor capital replacement or works program.
 •  Manage the financial performance of the residences through a drive on sales and revenue performance as well as cost management through P&L financial information. Input to the annual budgeting process with Finance.
 •  Lead continuous improvement and provide value added initiatives in the residences.
 •  Take responsibility for operational mobilisation of any new residences or support other openings as required.
 •  On call duties under an escalation matrix in the event of an emergency.
 •  Work with the other Residence Managers in Australia to drive consistent performance and improvement across the portfolio.
 •  Use your upbeat, open minded and outgoing personality to lead, mentor and guide the team to ensure that the student space is running smoothly and new ideas are being welcomed.

Deliver on Income Targets
 •  Work with the Area Manager to develop recommendations for Marketing in an organised manner to enhance sales opportunities and performance with the residence ensuring that all properties have an occupancy level in line with the business plan, taking action where necessary including escalating any issues to the Area Manager.
 •  Take a commercial approach to managing the residence whilst actively seeking ways to maximise revenue, including groups, short term stays and alternative use options and to identify ways to drive greater efficiency and reduce the cost per bed.
 •  Contribute as required on the annual budget setting process and the budget reforecast for the residences in conjunction with the Financial Controller.
 •  Approve invoices from vendors, contractors and service providers for payment, escalating any issues to the finance team as appropriate.
 •  Train and guide the residence teams members in sales and reservations, leading the re-booking campaigns for the residence.
 •  Management of enquiries and sales process and lead management with the team. (We manage all sales in property)
 •  Inventory management and pricing strategy recommendations to senior management.
 •  Take the lead in relationship building with local student groups and University partners in order to drive the business forward and to manage and maintain productive ongoing relationships.
 •  Build strong relationships with key support functions including Sales, Marketing, Data and Analytics, Systems, HR and Finance.

Key Performance Indicators – Revenue
 •  NOI target Monthly, YTD, against budget for each space
 •  GOI target Monthly, YTD, against budget for each space
 •  Debt target Monthly, YTD, against budget for each space

Student Experience
 •  Ensure that our students live their best life, so that we exceed their expectations and they re- book or refer us to others.
 •  Act as an inspirational lead to the team by exceeding expectations for our residents; oversee the delivery of outstanding customer service.
 •  Inspire the team to initiate and lead on resident involvement and social
 •  Be proactive in striving for continuous improvement to our service offering, ensuring positive feedback from our residents, strong social media presence, and minimal complaints.
 •  Be Acting responsible towards others and the planet. Making sure to deliver on our three Pillars to ensure our students live their best life. YugoEco, YuPro and YuGrow.

Our Team of Yugoers
 •  Lead and inspire the operational teams to perform across the space of your Be Bold. Ensuring that boundaries are there to be challenged and encourage a bias for action attitude across the teams. Their growth is your success.
 •  Train current team members in new tasks and responsibilities to grow their skills and provide training to new team members in systems, processes and policies.
 •  Be a key part of the operations team assisting other Managers across Australia working as a team to continuously improve our operations and enhance our brand.
 •  Line manage and act as a coach to the residence teams, including conducting regular one-to-one’s, appraisals, creating development plans and any other forms of people management that are required.
 •  Act as a role model by consistently demonstrating the Brand values and a strong work ethic.

Key Performance Indicators – People
 •  Attrition
 •  HRIS – monthly across Space
 •  Leavers within 90 days across space as per target
 •  Engagement
 •  Participation rate goal in annual engagement survey
 •  Survey Engagement score from annual survey
 •  Performance Reviews Completion – annually as per target

Administrative Duties (indicative but limited to)
 •  Bond administration and compliance.
 •  Staff rostering.
 •  Training and compliance for our staff in real-estate compliance, WWCC, emergency evacuation and fire warden training.
 •  Review and submit invoices for payments through our systems.
 •  Monthly P&L performance review and brief market and residence summary for reporting.
 •  Performance Management of team assisted by HR.
 •  Maintenance management and programming.

What else?

Experience and Knowledge

Essential:

 •  Relevant experience managing teams (e.g., hospitality, residence-based, student accommodation).
 •  Proven financial responsibility including managing forecasts, budgets and P&Ls.
 •  Experience of delivering projects on time and to a high
 •  Experience of developing a continuous improvement culture and to have an impact on the way things are done.
 •  Resilience and adaptability, as well as a great cultural diversity
 •  All round excellent communication skills; ability to manage messages across a dispersed team.
 •  Strong operational skills and attention to details; ability to make the right decisions at the right time in order to minimise risk.

Desirable:

 •  Real Estate License (highly desired)
 •  Relevant Business or Hospitality degree
 •  Competency in other languages
 •  Experience of working with diversity and in different
 •  Previous experience in student accommodation or similar.
